Why Are My Property Taxes More Than My Neighbors?

When you originally closed on your home, you may have been told to claim "homestead exemption". With so much going on up to and after your closing, you may have forgotten and now you have a property tax bill, almost as much as your monthly mortgage payment. 

So, what should you do if you have a high property tax bill? Well, it is too late for the current year, however, you want to claim homestead exemption as soon as possible. But FIRST, you will need to know what your home is worth vs the amount you are being charged for, because you would have to argue the high tax bill to dispute the charges.

You can check the value in a number of ways, I suggest that you take the "free route". Now, you could get an appraisal to be most accurate, however, I would suggest that you get a CMA from a Realtor, as this is no cost to you and just as accurate as an appraisal for the purpose of claiming homestead exemption. You will also want to show that your neighbors taxes are lower than yours, which is another public record that you can get from a Realtor.

Follow these steps:

1) Text 120060 to 888.264.1910 for a FREE and accurate CMA request

2) Contact me or your Realtor to recieve a copy of a few public records to indicate where your property taxes compare with neighbors

3) Once you have your home value, go to your county tax office and ask for a homestead exemption application

The homestead exemption application only has to be filled out once and you will save on your taxes, starting from the following year forward, for as long as you own your home.
